What I've seen and what I've heard from renters, vetting an agent to handle your property is as important as vetting prospective tenants. You will not be abdicated from legal responsibility for your property just because you have an agent so "responsible" becomes the operative. PA requires property managers to hold a brokers license. Does a brokers license guarantee that all property managers are educated and motivated to do the best job for you? Not in my experience. Does it guarantee that the individual agents conduct their own rental businesses with integrity? Not in my experience. That's not to say that there are no good managers in P.town, only that our paths have not yet crossed. You definitely want to check credentials, references, use the prothonotary link on the golden cockroach to check for civil suits too. Tax liens and default judgements are a big clue. Even an affiliation with the "big box" brand of real estate corporations is no guarantee. My best advice is ask around, check up on the agency and thoroughly check up on the agent(s) you have in mind.
